If it feels like there are more For Sale signs around Bucks this fall, October’s numbers back that up. The county ended the month with a lot more homes on the market than a year ago, and slightly fewer of them sold. Prices barely moved, though. That’s up first. Then two homes that closed on the same day, Monday, one in the middle of New Hope and one on more than half an acre in Doylestown Township. Neither one sold for its first asking price.
October in Bucks, in short
1,336 homes were for sale at the end of October, about 22% more than at the end of last October.
790 homes came on the market during the month, up about 23% from a year ago. 533 sold, down about 6%.
The median sold price was $519,900, right about where it was in September.
Why it matters: Buyers have more to compare your house against than they did a year ago, even though prices held.
THIS WEEK IN THE MARKET · OCTOBER 2026 MONTHLY REPORT
More homes for sale, and prices held
Bucks finished October with 1,336 homes for sale. That’s 238 more than at the end of October 2025, and up from 1,257 at the end of September. The count is active listings on the last day of the month, so homes already under contract aren’t in it.
The month was busier on the listing side than on the selling side. More homes came on the market this October than last, and fewer closed. Those two numbers are in the Trendlines below.
Prices didn’t follow the inventory. The median sold price was $519,900, about 1% above last October and essentially the same as September. A county median mixes every kind of home together, so a 1% move can come from which homes happened to sell that month. I wouldn’t read much into it either way.
Mortgage rates eased for a second straight week. Freddie Mac’s national 30-year fixed average was 7.24% on October 29, down from 7.32% the week before. It’s still about a point higher than a year ago.

Jim’s Read
If you’re thinking about selling, I’d pay more attention to the number of homes for sale than to the median. More homes on the market means a buyer walking through your house has more places to compare it to, and they can take their time deciding. That doesn’t mean prices are dropping. The median held. It means your asking price and the condition of the house have to stand up next to the other homes in your town and price range.
What I’d watch next is the November report. If fewer new listings come on and sales hold steady, the count of homes for sale should start coming back down. If more homes keep coming on than are selling, buyers keep that extra choice into the winter.
Sales That Tell the Story
Both of these closed Monday, November 2. They’re two very different homes, so neither one tells you much about the other’s price. What they share is that both sold for less than their first asking price.
NEW HOPE BOROUGH · TWIN
A West Ferry Street twin, sold for $992,500
This one is in the middle of town, on West Ferry Street off Main. The listing dates the house to 1820. It came on the market in late August at $1,150,000 and went under contract after 40 days. It closed Monday for $992,500, about 14% under that asking price.
Inside: Three bedrooms and two and a half baths in about 1,778 square feet. The listing also mentions a heated sunroom off the kitchen and a finished third floor.
Outside: The lot is 0.04 acres, with a front patio and a fenced backyard.
Why it’s useful: The same house sold for $850,000 in December 2022, according to its public sale history. It’s one address where you can see the change over almost four years.
DOYLESTOWN TOWNSHIP · SPLIT-LEVEL
A split-level with a pool on 0.63 acres, sold for $520,000
This 1955 split-level is in Doylestown Township, in the Central Bucks School District. It came on the market in June at $569,900. After two price cuts, it went under contract in mid-September at $524,900 and closed Monday for $520,000.
Inside: Three bedrooms with one full bath and a half bath. The listing estimates about 1,891 finished square feet, including a lower-level family room.
Outside: The 0.63-acre lot has an in-ground pool and a large patio.
Why it’s useful: Once the price came down to $524,900, it sold for less than $5,000 under that number.
