Good morning. Bucks home sales slowed from late summer, but they're still ahead of last year. Bright MLS, the listing service local agents use, recorded 487 closings in the four weeks ending October 11. That's 48 fewer than the four weeks before and 22 more than the same weeks a year ago. The median sale was $520,000, about 2% above a year earlier. Homes also spent a little longer on the market.

THIS WEEK IN THE MARKET · BUCKS COUNTY

How the last four weeks of sales stack up

The 487 Bucks County residential closings that Bright MLS recorded from September 14 to October 11 are down from 535 in late summer (August 17–September 13), but up from 465 in the same weeks last year (September 15–October 12, 2025). Closings reflect contracts agreed earlier.

The four-week median sold price was $520,000, versus $530,000 in late summer and $510,000 a year earlier. Different homes sold in each period, so the median doesn't tell us how an individual home's value changed.

These are Bright MLS exports, rather than the monthly county report used last week. The periods and measures differ, so don't line them up. The two October 9 sales below are examples from last week's 85 closings.

Trendlines

85 · Bucks closings last week
October 5–11, 2026. A one-week count of completed sales, not new contracts.

487 · Bucks four-week closings
September 14–October 11, versus 535 August 17–September 13 and 465 September 15–October 12, 2025. Median sold price: $520,000, versus $530,000 and $510,000, respectively.

12 days · Bright median days on market

Freddie Mac, October 8, up from 7.28% October 1. A national survey benchmark, not a personal loan quote.

Jim's Read

If you're thinking about selling, I wouldn't read these numbers as a sign prices are falling. The median dipped from late summer but is still above a year ago, and one four-week stretch doesn't make a trend.

Where I'd adjust is the timeline. Homes that closed had a median of 12 days on market, up from 8 in late summer and 10 a year ago. That's Bright MLS's own count, not the time from listing to closing. If your next move depends on selling first, I'd leave some room in the plan.

On price, I'd start with recent sales near you. The county median mixes condos with single-family homes, so it won't price yours.

Next, I'd watch the weekly count of signed contracts. Those are where future closings come from.
